Notes: There are currently 1745 listings for sale in Frederick County. That makes roughly a 8-9 month inventory. Average and median prices are 7% less than last month. Pendings sales are 22% lower than last month (267). 15% of sales were cash deals, reflecting mostly investors. The inventory is relatively low, leaning close to a balanced market. 25 to 30% of sales continue to be short sales and foreclosures.
*Other notable sales statistics: Sellers got 92% of list price on average, compared to 93% at this same time last year.
Comments: Heading into the typical winter slowdown early? Average prices dropped 7% from last month, and median prices dropped 7% from last month.
Chris and I have another theory… its an election year. People hold off on major purchases until after the election.
